Electrical Planning Report · Mixed-use stratas
Electrical Planning Reports for mixed-use stratas
Residential above, commercial at street level. The report covers the common electrical infrastructure the strata owns: capacity today from twelve months of metered data, the demand to come as residents and businesses add EV chargers and heat pumps, and the upgrades to plan for.
Is it required for a mixed-use building?
Yes. The Strata Property Act requires it of every strata of five or more lots. Due December 31, 2026 in Metro Vancouver, the Fraser Valley and the Capital Region; December 31, 2028 elsewhere.Check your strata plan number →

What is your mixed-use strata trying to get done?
Pick the goal that sounds like your council's conversation — we'll point you at the service that answers it, and what it means for a mixed-use building.
Electrical Planning Report
Every BC strata corporation of five or more lots must obtain an Electrical Planning Report — an assessment of the building's electrical capacity and what future electrification will need from it.
For a mixed-use strata
Residential and commercial portions can carry very different loads; the report establishes the capacity and spare capacity of the common service the strata owns and the electrification scenarios to plan for.
Not sure an EPR is the whole picture? Tell us your goals and we will scope what your strata needs.About Project Management →
EV Ready Plan
An EV Ready Plan maps a complete charging strategy onto your building's existing electrical service — stalls, conduit, energy management, and phased costs. It is the route to BC Hydro's plan rebate (up to 75% of the plan's cost, to a $3,000 maximum) and, from July 15, 2026, a qualifying plan on file is required before a strata can access standalone EV charger rebates.
For a mixed-use strata
EV plans in mixed-use buildings start from the capacity of the common service the report establishes. The EV Ready Plan sets out the recommended charging solution and phasing, and unlocks the BC Hydro plan rebate.

Project Management
Heat pumps, EV charger rollouts, service upgrades — implementing a large electrification project means scope documents, comparable quotes, rebate paperwork, and months of coordination. We manage the project on the strata's behalf — one point of contact from planning through completion.
For a mixed-use strata
Projects in mixed-use buildings add a coordination layer — commercial tenants, differing hours, shared risers. A managed project keeps both sides informed and sequences the work around them.
Most managed projects start from an Electrical Planning Report or EV Ready Plan.Start with the report →
Not sure which fits? Tell us what's going on — describing the problem is enough, and we'll reply within one business day with what your strata actually needs.
Before you request a proposal
What an assessment looks like in a mixed-use strata
Here is what the work involves for a mixed-use building, how we run it from first email to council presentation, and what your council ends up holding — so you can judge the fit before sending us anything.
On site
What our technician looks at
The visit establishes how the building is served and metered, where the common panels sit, and how the parkade is laid out, documenting the accessible electrical equipment the strata owns in common.
In the analysis
What the report models
Twelve months of metered consumption data for the strata’s common account, requested from BC Hydro on your behalf, establish the demand and spare capacity on the common service, using the Technical Safety BC methodology. The report then sets out future electrification scenarios for the building as a whole, with gas-to-electric conversion estimates, demand-management recommendations and upgrade recommendations.
At the council table
What councils usually decide
Mixed-use councils typically decide how EV charging fits the capacity the report finds, and how to budget for any recommended work on the common service.
