Electrical Planning Report · Commercial stratas
Electrical Planning Reports for commercial stratas
Office, retail and light-industrial strata corporations own the service, the common distribution and the parking; the tenants own their fit-outs. The report is a plain-language overview of the property’s electrical capacity today and the demand to come as tenants and owners add EV chargers, heat pumps and other electric equipment.
Is it required for a commercial strata?
Yes. The Strata Property Act requires it of every strata corporation of five or more lots, commercial stratas included. Due December 31, 2026 in Metro Vancouver, the Fraser Valley and the Capital Region; December 31, 2028 elsewhere.Check your strata plan number →

Electrical Planning Report
Every BC strata corporation of five or more lots must obtain an Electrical Planning Report — an assessment of the building's electrical capacity and what future electrification will need from it.
For a commercial strata
The report covers the common electrical infrastructure the corporation owns: capacity today, the demand to come as tenants and owners add electric equipment, and recommendations council can act on.

Project Management
Heat pumps, EV charger rollouts, service upgrades — implementing a large electrification project means scope documents, comparable quotes, rebate paperwork, and months of coordination. We manage the project on the strata's behalf — one point of contact from planning through completion.
For a commercial strata
Electrical upgrades in an operating commercial strata are planned around tenants — a managed project handles staging, notification, and contractor coordination around tenant operations.
Most managed projects start from an Electrical Planning Report or EV Ready Plan.Start with the report →
Not sure which fits? Tell us what's going on — describing the problem is enough, and we'll reply within one business day with what your strata actually needs.

What an assessment looks like in a commercial strata
Here is what the work involves for a commercial building, how we run it from first email to council presentation, and what your council ends up holding — so you can judge the fit before sending us anything.

What our technician looks at
Our technician documents the corporation’s accessible common electrical equipment: the main service and metering, electrical and mechanical rooms, and the distribution serving common property.
In the analysis
What the report models
Twelve months of metered consumption data, requested from BC Hydro on your behalf, establish the demand and spare capacity on the service, using the Technical Safety BC methodology. The report then sets out future electrification scenarios as tenants and owners add EV chargers, heat pumps and other electric equipment, with demand-management and upgrade recommendations council can act on.
At the council table
What councils usually decide
Commercial strata councils usually want to know what the common service can carry today, what is likely to be asked of it, and what to budget for.
