Chris started in the electrical trade and spent years doing installation and service work. Over that time, he noticed something: strata managers were constantly struggling with electrical planning — they needed reports, they needed expertise, but they didn't need another vendor adding to their workload.

That's what led to CF Electrical Services. The idea was simple: bring the same attention to detail and reliability that Chris brought to every job site, but apply it to the planning and consulting side. Handle the complexity. Deliver accurate work. Make it easy for the people managing these buildings.

Today, CF Electrical Services is focused on exactly that. We're not trying to be everything to everyone. We do strata electrical consulting and we do it well. Electrical Planning Reports, EV Ready Plans, and Depreciation Reports for BC strata corporations.

Reports written for the people who pay for them

Here is something we kept running into. A strata corporation pays for a technical report out of its own funds — an Electrical Planning Report, a Depreciation Report — and what lands on the council's desk reads as though it were written for another engineer. Dense tables, code citations, and jargon, with little regard for the owners and council members who actually have to read it, budget from it, and explain it to the rest of the building. The report is technically correct and, for the people it was prepared for, close to unusable.

We think that's backwards. The report is your strata's document — paid for from strata funds, filed in your permanent records, and meant to be read by councils, owners, and prospective purchasers. BC's regulations spell out what each report must contain, but not that it has to be readable by the people receiving it. Compliance and clarity are two different things, and most providers stop at the first.

That gap is where we built our practice, and it is our clearest difference in the market. Every report we produce carries full technical accuracy — signed and sealed by the Qualified Person the regulation requires — and is written in plain language a non-technical council can understand and act on. The same engineering rigour underneath; a document you can actually use on top. You should not need an engineering background to govern your own building, and with our reports you won't.

What we do — and what we don't

CF Electrical Services is a consulting and report-writing firm. We deliver three reports for BC strata corporations: Electrical Planning Reports (mandatory under BC strata law), EV Ready Plans (the route to BC Hydro EV charging rebates), and Depreciation Reports (mandatory under BC strata law).

We do not perform installation work. We do not bid on contracting jobs. We do not subcontract through partner companies. Our role is independent — we deliver the report, and your strata hires a separate licensed contractor for any installation that follows. This independence is by design and it's the foundation of our recommendations.

Credentials and compliance

BC strata law sets out who can prepare each report and which credentials apply by building type. For an Electrical Planning Report, the Qualified Person is a Professional Engineer (P.Eng, EGBC), a Professional Licensee Engineering (P.L.Eng., EGBC), an Applied Science Technologist (AScT), or a Certified Technician (ASTTBC) for Part 3 (complex) buildings, or a Journeyperson Electrician for Part 9 (simple) buildings; Depreciation Reports use the same P.Eng, P.L.Eng., AScT, or Certified Technician credentials. A single CF Electrical Services engagement covers any strata in BC — we sign and seal each report with the credential the regulation calls for, so councils don't need to verify scope or seek different providers for different buildings.

How we work

We own the process end-to-end. BC Hydro consumption-data requests, municipal drawing retrievals, EV charging assessments, council presentations — every step is on us. Pricing is fixed-price by proposal, not hourly. Reports are delivered and presented on the dates we commit to.
