How the checker works

British Columbia's Electrical Planning Report requirement applies to every strata corporation of five or more lots, and the deadline is set by the regional district, not the city: December 31, 2026 for the Metro Vancouver, Fraser Valley and Capital regional districts, and December 31, 2028 for the rest of the province, with islands reached only by ferry exempt from the earlier tier. When you give a strata plan number, the checker places the strata from a list of BC strata plans with each plan's regional district and says so; otherwise it works from the city or regional district and the building details you enter. One qualifier covers every result: based on the details you gave us and, where your plan was matched, the registry record; we confirm everything before quoting.

Two results depend on the building. Whether every building on the strata plan is a Part 9 building decides which qualified persons may prepare the report; whether every home is supplied by the utility independently decides whether the short-form report may apply. Both are stated as "likely" or "may qualify" and confirmed by CF from the strata plan and at the property assessment. The report's required content, set by section 5.11 of the Regulation, is the same whoever prepares it.

What the checker cannot tell you

It cannot place a strata it has neither a matched plan number nor a city for, decide the ferry-access island exemption, classify a building it has incomplete data for, or promise the short form. What does the EPR Deadline & Requirement Checker tell me?

Do I need to give an email address to see the results?

No. The results appear on the page. If you would like them by email, or a fixed price for your strata, there is an optional form under the results; a representative follows up within one business day.

Why does the checker ask for the strata plan number?

Our list of BC strata plans carries each plan's regional district, and the regional district sets the deadline. When your plan number is on the list, the results say so and use the registry record; when it is not, or you leave it blank, the results are based on the city or regional district and the building details you enter. Plan numbers can be typed with or without spaces, and older forms such as VR, NW or K are accepted alongside VAS, NWS and KAS.

Are the results a legal opinion or a quote?

No. They are a first read based on the information given, written conservatively, and further clarification may be needed. CF Electrical Services confirms the deadline tier, the building classification and short-form eligibility before quoting, and the short form is only confirmed at the property assessment.

Can our strata vote to skip or delay the Electrical Planning Report?

No. The requirement comes from the Strata Property Act and applies to every strata corporation of five or more lots. There is no deferral, waiver or opt-out resolution. The only reduced obligation is the short-form report for stratas where every lot is supplied by the utility independently.

Which stratas may qualify for the short-form report?

A strata may qualify for the short form if every home has its own utility meter and nothing owned by the strata feeds a home. Bare-land and detached townhouse plans are the usual candidates; condos with a shared service never qualify. CF confirms this at the property assessment; the report is not a short form until we have checked.
