How Electrical Planning Report pricing works
What sets the price of an EPR, how to budget for it, how to compare quotes so you compare the same report, and how CF Electrical Services prices every report: one fixed price for your strata, confirmed in a written proposal within one business day.
What moves the price
Why two quotes for the same number of units can differ
Two stratas with the same number of units can need very different amounts of work. These are the factors behind the difference; our guide why EPR prices vary so widely explains each one.
Building size and count
The number of separate buildings, electrical services, units and floors all add assessment and calculation time.
Complexity
A large building with several transformers and switchgear lineups takes more work than a small building with a single service.
Condition and age
Older or poorly documented electrical infrastructure takes longer to assess accurately.
Document availability
If the single-line diagram, electrical drawings or registered strata plan have to be retrieved from the municipality or the Land Title Office, that is real work someone has to do.
Scope of the engagement
An EV Ready Plan alongside the EPR shares the same consumption data and modelling, so the two are quoted in the same proposal as one scope.
Region and travel distance
Where the building is, and how far the property assessment is from our office, is reflected in the fixed price.
Unique factors
Anything particular to the property, such as unusual servicing, access or records, is taken into account in the proposal.
Additional scope of work
Work beyond the standard report, agreed with council, is scoped and priced in the same written proposal.
How CF prices a report

We do not publish a price list, because no two stratas need the same amount of work. We look at your strata and put one fixed price in writing.

Every proposal states a fixed price for the report, worked out for your building: the number of lots and buildings, the electrical services, the region and anything particular to the property.

A written proposal within one business day
Send your strata plan number and address and the proposal arrives within one business day. It is a document your council can table at its next meeting.

The price covers the whole engagement
The property assessment, twelve months of your building’s consumption data from BC Hydro or FortisBC, the analysis and the finished report.

A report your council can use
Plain language a non-technical council can budget from, vote on and explain to owners, with the technical detail behind it. References are available on request before you decide.

Four things a council can do before the price is in hand
The report is a requirement of the Strata Property Act for every strata of five or more lots, and most councils plan for it the year before their deadline.

Request the proposal before you set the budget
A fixed price in writing is the only number worth putting in a budget. The proposal arrives within one business day, so it can be in hand before the next council meeting or the annual general meeting.

Count the EV Ready Plan rebate
If the strata adds an EV Ready Plan, the BC Hydro or FortisBC program pays up to $3,000 toward the plan, and the plan is the prerequisite for the program's later infrastructure and charger rebates. Our EV Ready Plan rebate guide explains the stages.

Know your deadline
Stratas in Metro Vancouver, the Fraser Valley and the Capital Regional District need the report by December 31, 2026; the rest of British Columbia by December 31, 2028. See BC's EPR deadlines by region.
Comparing quotes
Compare the report, not just the number
The required content of an Electrical Planning Report is the same for every building in BC. Hold every quote to it, and the comparison becomes a comparison of price for the same report. For a longer council-side guide, see how to choose an EPR provider.
The required contents
section 5.11 of the Strata Property Regulation lists what every Electrical Planning Report must contain. A quote for a report that leaves an item out is a quote for a non-compliant report, whatever the price. Our guide to what an EPR must contain lists each item.
A property assessment, not a desktop review
The Province’s preparation guidance (May 2026, developed with BC Hydro, CHOA and VISOA) calls for an on-site inspection of the electrical system. Ask whether the price includes one.
Twelve months of consumption data
The report’s demand figures rest on the building’s metered consumption. Ask who requests the utility data and whether that work is in the price.
The deliverable
A report the council can read, budget from and explain to owners is worth more than a technical appendix. Ask to see a sample before you decide.
What the price is for
A fixed price in writing, with the scope it covers stated in the same document, is the only quote two councils can compare like for like.
