Why the range is wide
Two stratas with the same number of units can need very different amounts of work. These are the factors behind the spread; our guide why EPR prices vary so widely explains each one and how to compare quotes on scope.
Building size and count
The number of separate buildings, electrical services, units and floors all add assessment and calculation time.
Complexity
A large building with several transformers and switchgear lineups takes more work than a small building with a single service.
Condition and age
Older or poorly documented electrical infrastructure takes longer to assess accurately.
Document availability
If the single-line diagram, electrical drawings or registered strata plan have to be retrieved from the municipality or the Land Title Office, that is real work someone has to do.
Scope of the engagement
An EV Ready Plan alongside the EPR shares the same consumption data and modelling, so the bundle is quoted in the same proposal as one scope.
Region
Where the building is affects travel for the property assessment, not the price of the report.
